Booking information

Here we have summarised everything you need to know for your enjoying your next holiday with us in Umhausen.

Checking in and out

On the day of arrival, you can check in from 4 p.m. You will receive the pre-check-in form with all the information you need about arrival and check-in, as well as the guest card, a few days before arrival. We ask you to use the pre-check-in form, as this will save you a lot of time on arrival.

Please give us a call shortly before you arrive, so we can explain the exact route to your holiday home and meet you there to give you a warm welcome. If you arrive after 9 p.m., we will leave the key for you.

On the day of departure, the holiday homes and apartments must be vacated from 9 a.m. Please dispose of your rubbish in the respective waste disposal room before departure.

No early check-in:

When the time comes for your holiday, you’ll want to get start enjoying yourself right away. Unfortunately, we can only offer check-in from 4 p.m.

If you arrive before 4 p.m., you can store your luggage at our information point at the chalet to run any errands, have a coffee nearby or enjoy a leisurely meal. In summer, you will also be free to use our garden. In the meantime, the apartments will be made spick and span for you in order to ensure that you enjoy your holiday home to the full.

We highly recommend the Ötztalerei with its café and burger bar, the Kneipphäusl and the Gasthof Andreas Hofer, which are located right here in Umhausen. You will also find a butcher’s, a bakery, an M-Preis supermarket and a Hofer discount supermarket in Umhausen. What’s more, just 1 km away from our apartments, there is a farm shop that offers self-service.

We will be happy to help if you need tips for day-trip destinations or leisure activities. Further information is available at the information point at the chalet and in the apartments.

Prices

All prices are in euros, including VAT, and apply per apartment per day. The tourist tax is €4 per person per day (for guests aged 15 and over) and will be charged separately. From 1 November 2025, the tourist tax will be €5 per person per day.

Erlebnisstodl

The Erlebnisstodl for families is our private play paradise at the Ferienhaus Ban Brösign. It has a play area on the upper floor with a slide, as well as a bouldering wall, a playroom with Lego and Playmobil bricks, and a creative room for arts and crafts. On the lower floor, there is a small indoor hall for gymnastics, playing football, and romping around complete with AirTrack mats and a table tennis table. The Erlebnisstodl is particularly suitable for children aged 1-8 years, accompanied and supervised by an adult, and can be booked for an additional fee. You must register to use it at least one day in advance.

Free use of buses

With the Guest Card, which is available for every stay, you can use all buses across the entire valley for free. There is a bus stop around 100 m from our apartments.

Final cleaning

The final cleaning rate is charged per apartment. It includes the costs for cleaning the initial supply of bed linen, hand and bath towels, as well as the waste disposal costs and is charged as follows:

Tourist tax

The tourist tax is €4 per person per day (for guests aged 15 and over) and will be charged separately. From 1 November 2025, the tourist tax will be €5 per person per day.

Bed linen, towels & toilet paper

When booking, the initial supply of bed linen, hand and bath towels, tea towels and toilet paper is included in the price. We also provide wood for the stove free of charge (1 box).

Dogs

We also give a warm welcome to your four-legged family members. We charge an extra €15 per pet per day for dogs (food not included). The only accommodation in which dogs are not allowed is the chalet.

Grocery shop

The bakery, the M-Preis supermarket and Hofer discount supermarket are within walking distance of all our apartments.

Information point at the chalet

The new information point is located directly at the Chalet Waldhart. Feel free to visit us there and get tips for day-trip destinations and leisure attractions in Umhausen and the entire Ötztal. Free information leaflets about the Ötztal, as well as hiking maps, information on the Ötzidorf and the Birds of Prey Park, and various long-life original Ötztal products can also be found here.

Parking spaces

There are plenty of parking spaces available in front of our apartments.

Cancellations

Up to 60 days before arrival – free cancellation
From 30 to 59 days before arrival – cancellation fee of 40% of the total price
From 7 to 29 days before arrival – cancellation fee of 70% of the total price
From 6 days before arrival – cancellation fee of 90% of the total price
In the event of early departure or no-show, 100% of the agreed price will be charged.

In the cases where free cancellation apply, the deposit will be refunded, minus a processing fee of €30.00 per booking

Travel insurance

If something should go wrong and the booked holiday has to be cancelled at short notice, it’s good to have cancellation insurance. We recommend taking out Hotel Cancellation Plus or comprehensive Hotel Cancellation Premium insurance (incl. accident cover) at the point when you make the booking to cover cancellation, early departure and mountain rescue (incl. helicopter rescue).

To travel insurance

The right of cancellation according to Section 18 (1) (10) of the Austrian Distance and Foreign Transactions Act (FAGG) does not apply; instead, our General Terms and Conditions for the Hotel Industry (GT&Cs) apply.
